MHG Commercial Real Estate Facilitates Milestone Transaction

Chelsea Barraco and Aaron Dutcher of MHG Commercial Real Estate, recently achieved significant milestones with the successful closure of two major commercial transactions in the North Phoenix/Cave Creek area.
2601 E Rose Garden Lane in Phoenix, former home of non-profit Horses Help was sold to a growing locally owned and operated company for $4,750,000. The Rose Garden Lane sale was a particularly challenging one, while the site was highly sought after due to its size and location with close freeway proximity, the property required a full re-zoning in order to fit its new proposed use. After four contract negotiations spanning twenty months, the sale successfully closed in late February. The new property owner will build a brand-new facility on the site.
Completing the sale of Rose Garden Lane was an important mission as it enabled Horses Help, a non-profit serving the special needs community for over 37 years, to move to a location double the size. The new location of Horses Help, at 6525 E Dixileta Drive in Cave Creek provides a more rural, serene setting that is better suited to Equine-assisted therapies and the population that is served by them. Aaron Dutcher and Chelsea Barraco were instrumental in both transactions, playing integral roles in the acquisition of 6525 E Dixileta Drive, which involved navigating another intricate contract spanning 20 months with innovative strategies for success.
The new home of Horses Help is seated on nearly 10 acres in beautiful Cave Creek, Arizona and enables the program to expand its offerings. The Horses Help herd has increased to 25 horses accompanied by 2 goats and a desert tortoise.
Horses Help is a PATH International Premier Accredited therapeutic and recreational agency that has been providing Equine-Assisted Learning and Activities since 1987. Participants range from 4 years old to seniors. Utilizing specially trained horses, volunteers, PATH International Certified Instructors, Licensed Physical, Occupational and Speech Therapists, participants enjoy weekly sessions that enable them to learn horsemanship, riding skills, and life skills -- all while building upon the horse and human relationship.
Aaron Dutcher, a 5th generation Arizonan and seasoned Commercial broker of over 20 years brought invaluable expertise and innovative strategies to both transactions. Aaron and his family are active in all aspects of the Arizona rodeo and horse community.
Chelsea Barraco has been a volunteer of Horses Help since 2020, her support and engagement with Horses Help provided her with the opportunity to serve as their commercial broker. Chelsea also serves on the Horses Help Golf Tournament Committee and is a PATH Certified Equine Specialist in Mental Health and Learning in their Equine Assisted Learning program.
The collective knowledge of horse property held by Aaron and Chelsea, combined with the support of several members of the Horses Help Board of Directors, was pivotal in the completion of these transformative transactions.
